The Invisible Force Pulling Zurich Sublet Prices Toward CHF 2'500

A hypothesis after six months in the furnished rental market

Here's something I did not expect when I started operating in the Zurich furnished rental market: prices seem to gravitate toward CHF 2'500, almost regardless of size, location, or quality.

Not a rule. Not a guarantee. Just a pattern I observe.

What the Numbers Show

Take the cozy 2.5-room apartment at a mediocre location, priced well below CHF 2'500. It moves fast. Demand is hot, competition is fierce, and not everyone in the Zurich area earns a banker's salary. The market pulls it up.

Now take the generous 4.5-room apartment at a prime location. Fantastic value-for-money on paper. But its absolute price sits well above CHF 2'500. It usually takes longer to find the right tenant. It's therefore tempting to give in to this invisible force and simply lower the price.

Why This Gravitational Field Exists

Three reasons, from where I’m standing:

1. The typical subtenant is young and mobile. Furnished apartments attract young professionals — people who move for work, are flexible by choice, spend a majority of their leisure time outside, and have no kids yet. They'll trade square meters for a good monthly number without hesitation.

2. Micro-location nuances are often lost on newcomers. Expats arriving from abroad are frequently less attuned to Zurich's neighborhood differences. For many, it's Seefeld, Gold Coast — and then everything else.

3. The high rent levels in Zurich are hard to digest. For many newcomers, accepting sky-high prices at face value feels like a financial shock. So they absorb the impact by compromising on size, quality, or location instead — and settle closer to the number they had initially in mind.

What This Means for You

If you own or rent a larger, well-located, high-quality apartment and plan to rent it out temporarily, this pattern doesn't mean your home will have to go at a great discount. But it can mean that finding the tenant who genuinely appreciates all its perks takes more time, more positioning, and more targeted outreach.

Finding the right tenant for that higher-end apartment is not a problem. It's just a different kind of mission. One that SMART DEPART is well-equipped to take on.
